4 room HDB renovation project – Yishun October 2013

I am featuring another 4 room HDB renovation project by BEhome Design Concept. This project is located at Yishun and is almost completed. The renovation project is a brand new built-to-order HDB flat. It took about 7 weeks to complete. I am also happy to tell you that the owners Mr and Mrs K are my readers and I would like to take this opportunity to thank them for their trust and support. In this post, I will be showing you some of the current on site pictures as well as the perspectives of the projects.

Perspectives

In this renovation project, Ben uses a lot of black and white colours. The renovation items include:

  • False ceiling,
  • Shoe cabinet with settee
  • TV feature wall with console
  • Kitchen cabinet
  • Toilet vanity with mirror
  • Shower screen
  • Bedside tables
  • Walk-in wardrobe with dressing table and study table
  • Conceal sliding door to walk-in wardrobe

  • Homogeneous flooring for living room
  • Hacking of kitchen walls

This kitchen is done with a open concept in mind without door or divider.

Internal structure of the wardrobe needs a lot of planning before it is constructed. Therefore, it is important to discuss with your ID or partners during the carpentry discussion and confirmation phase. End of the day, you will be the one using the wardrobe daily.

What i am showing you in the above 3 pictures is the conceal sliding door for the walk-in-wardrobe. The door is done in such a way that it is concealed behind the the wardrobe when opened. In addition to that, the sliding track is also carefully concealed under the carpentry.

Another point I would like to talk about is some of the electrical points in this projects. I really like the electrical points at the bedside and the dressing tables. These are the locations where electrical points are really useful for charing of mobile phones and hair dryer. Therefore, do include all these electrical points when you renovate your home.

    Hi Ben! Love this design very much! very similar to what I have in mind for our flat!
    Ours is going to be completed by 2016 April -Compassvale Mast Premium 4 room bto.
    Can I know roughly the quotation for this similar design ?
    I’m Looking at below $30k budget whether is that feasible? I can omit the walk in wardrobe.

      Hi Nicole, you can wait till 2016 January to get a quotation. Any quotation now is not accurate and almost all IDs in the market will not entertain you. It is a fact because you will not put a deposit anyway and they will be wasting their time. Thats how the local renovation market works.

    All the information found online on pricing gave a very wide range. So very hard for new home owners to plan their finances. All I read is e.g. 20k Plus ( up to 50% more).

    Would like to seek advise.. let’s say base on above design. What will the costing be like?

    Yup I did read that. That’s where I got the info on the big price difference from the standard package and actual renovation cost.

    Actually I just need an estimate. Hope you can help me.

    My flat is a 4 room BTO standard flat. However it comes with flooring.

    everything pretty standard, feature wall, kitchen cabinets, build in wardrobe, etc..

    extras may be doors for all rooms and toilets (looking to install frosted tempered glass for toilets), sliding glass door for kitchen, shoe cabinet, ceiling fan..

    How much would it typically cost? I’m using your reno cost excel spreadsheet (very useful!!)…so I just need to know cost of reno excluding electronics, etc…

    actually my budget is ard 20-25k for reno. and ard 15k for electronics, fittings, furnitures and stuffs..

    Is this sufficient for my 4 rm BTO ?
